with member benefits.
Start with a paid inspection so we can document your system’s condition before membership begins. Once accepted, choose Basic Care, Standard Protect, or Complete Care for the appropriate schedule, useful records, discounted member travel, and savings on eligible ValleyPro work.
Serving the Shenandoah Valley, NOVA, Central VA, and Western Central VA.

Before membership begins
Know the condition before you join.
Every new system requires a paid ValleyPro enrollment inspection. We provide a written record of accessible components, operating checks, observed defects, and any areas we could not inspect. Membership begins only after the system is accepted in writing.
| System | Upfront inspection | Included on-site time |
|---|---|---|
| Conventional | $349 | Up to 90 minutes |
| Small alternative Up to 1,000 GPD | $499 | Up to 120 minutes |
These local grouped-route prices include ordinary travel within 30 one-way road miles of Luray. Grouped inspections at 31–60 miles add $89; at 61–100 miles add $189. A dedicated appointment uses the standard dedicated trip charge instead of the grouped addition. Over 100 miles requires a quote. The full inspection quote is paid upfront before dispatch, and membership discounts begin after acceptance.
A documented starting point
We review available permits, drawings, service history, and the maintenance manual. Where safe access allows, we check tank conditions, lids, risers, tees and baffles, sludge and scum, the drainfield surface, and applicable pumps, floats, alarms, controls, and treatment equipment. Regulated alternative-system work and reporting use the appropriately licensed operator. You receive photos, findings, access limitations, and recommendations.
Acceptance follows the inspection
Failure signs, unsafe conditions, unresolved required operating defects, or insufficient access defer enrollment. Any required repairs, pumping, access work, specialized testing, or recheck are separately quoted and approved. Extra assessment time beyond the included allowance is $125 per hour, with approval before work continues. Once accepted, you sign the agreement and make the annual or first monthly payment to begin membership.
The inspection fee pays for completed inspection work and the report whether or not the system is accepted. It is separate from the membership, receives no credit against dues, and does not replace an included plan visit. Hidden defects and future performance cannot be guaranteed. The plan provides agreed preventive care; repairs remain separate.
Included with every plan
Care throughout the year.
$50 off standard septic diagnostic calls
Members pay $199 instead of the standard $249 diagnostic fee. The fee includes up to 60 minutes of on-site diagnosis. Discounted member trip charges apply separately as shown below; repairs and additional time require approval.
Repair-labor savings by membership
Basic Care includes 5% off eligible septic repair labor, up to $100 in annual savings. Standard Protect includes 10%, up to $250. Complete Care includes 15%, up to $500. These limits apply to the covered property during the 12-month term. Parts, equipment, pumping, disposal, subcontracted work, travel, and existing contracted work are excluded.
5% off selected property care labor
Save on ValleyPro lawn and landscaping labor, interior and exterior construction cleanup, and move-out cleaning, up to $100 per property per membership year. Materials, equipment, disposal, subcontractors, management fees, and existing contracted work are excluded.
Scheduling and a useful service record
Every member receives maintenance reminders, photo-supported visit records, and brief business-hour phone guidance. Basic Care visits join grouped member routes. Standard Protect and Complete Care receive priority for available appointments. Scheduling depends on availability, travel, and the urgency of the work; timing is confirmed when you call.
Benefits begin on the written acceptance date and apply to the covered property while membership is active. Enrollment inspections, pre-enrollment corrective work, and membership fees receive no member discount. Travel uses its separate member rate. Discounts do not stack; diagnostic and repair-labor savings apply to separate eligible line items.
Local starting prices
Choose your membership.
Basic Care
Annual care for owners who want a clear picture of their septic system and a dependable maintenance record. One scheduled visit includes accessible component checks, applicable filter care, and guidance on pumping needs. Choose this membership when an annual schedule meets your system’s reviewed requirements.
Standard Protect
Twice-yearly care for owners who want a second check between annual inspections. Two scheduled visits help track sludge and scum trends, service accessible filters, and review pumps and controls where fitted. A useful option for changing occupancy, seasonal use, and properties that benefit from more regular attention.
Complete Care
Quarterly care for owners who want regular oversight of the system throughout the year. Four scheduled visits provide recurring filter care, mechanical checks where applicable, and a documented view of changes in operating conditions. This membership covers the listed preventive work; pumping, repairs, laboratory testing, and additional visits remain separately quoted.
These recurring prices apply after a separately paid enrollment inspection and written acceptance. They cover one accessible residential system on a grouped route within 30 one-way road miles of our Luray dispatch point. Your system, permit, access, operator requirements, and address determine the final quote. The upfront inspection is additional to the plan’s scheduled visits.
Conventional systems
| Membership | Pay annually | Pay monthly 12 payments |
|---|---|---|
| Basic Care 1 annual visit | $299 | $27/month $324 total |
| Standard Protect 2 visits a year | $569 | $52/month $624 total |
| Complete Care 4 visits a year | $1,099 | $100/month $1,200 total |
Small alternative systems
For alternative onsite sewage systems up to 1,000 gallons per day, with the visit schedule matched to the permit and maintenance manual. Larger systems and more complex requirements receive a custom proposal.
| Membership | Pay annually | Pay monthly 12 payments |
|---|---|---|
| Basic Care 1 annual visit | $479 | $44/month $528 total |
| Standard Protect 2 visits a year | $899 | $82/month $984 total |
| Complete Care 4 visits a year | $1,699 | $155/month $1,860 total |
Monthly billing spreads the selected annual schedule over 12 payments; it does not include monthly visits. Paying annually costs less than the full monthly-payment total. The upfront inspection is paid separately and is not credited against membership. Scheduled travel outside the local route is built into the quote at the member rates below.
Member savings on travel
A clear price for your address.
Serving the Shenandoah Valley, NOVA, Central VA, and Western Central VA. We use one-way road miles from the Luray dispatch point and confirm the route in your quote. Members save $20–$40 on grouped scheduled travel outside the local route and $10–$80 on dedicated trips.
Scheduled grouped travel
| One-way road distance | Standard grouped trip | Member scheduled trip |
|---|---|---|
| 0–30 miles | Included | Included |
| 31–60 miles | $89 | $69 |
| 61–100 miles | $189 | $149 |
| Over 100 miles | Custom quote | Custom quote |
The standard grouped rate applies to the enrollment inspection. For an accepted member paying annually, multiply the member amount by the number of plan visits and add it to the annual base price. For monthly payment, add $6 per month per annual visit at 31–60 miles, or $14 at 61–100 miles. Scheduled travel is built into the quote, with no second trip charge.
Extra dedicated trips
| One-way road distance | Standard trip charge | Member trip charge |
|---|---|---|
| 0–30 miles | $49 | $39 |
| 31–60 miles | $199 | $159 |
| 61–100 miles | $399 | $319 |
| Over 100 miles | Custom quote | Custom quote |
A dedicated visit uses this trip charge instead of a grouped travel addition. Standard diagnostic calls are $249 plus standard travel; accepted members pay $199 plus member travel. Total member diagnostic calls are $238 local, $358 at 31–60 miles, or $518 at 61–100 miles, before approved extra work. A dedicated enrollment appointment adds the standard trip charge to the inspection fee; no member discount applies yet.
Example: A small alternative system on Standard Protect at 61–100 miles pays $688 upfront for the grouped enrollment inspection ($499 + $189). After acceptance, membership is $1,197 annually ($899 + two $149 trips), or $110 monthly for 12 payments ($1,320). First-year totals are $1,885 or $2,008 respectively, before corrective work. The inspection is additional to the two membership visits.
Travel rates assume ordinary road access and an available route. Isolated stops, heavy traffic, tolls, difficult access, and unusual mobilization receive a written quote before booking. The agreed 12-month membership price includes ordinary fuel and stays fixed for the term; renewals require an accepted new quote.
What happens at a scheduled visit
We review available system records and accessible components, check applicable tees and baffles, verify lid and riser hardware, record sludge and scum where safe access allows, service accessible effluent filters, observe the drainfield surface, and check relevant pumps, floats, alarms, controls, and treatment equipment. Non-invasive flow checks are performed where safe, practical, and included in the agreed scope. You receive findings, photos, and recommendations for separately quoted corrective work.
Alternative-system work follows the operation permit and maintenance manual, with regulated checks and required reporting performed by the appropriately licensed operator. Required laboratory sampling is priced separately and identified during the system review.
Work quoted separately
Tank pumping and disposal, buried-lid discovery, excavation, replacement parts, major repairs, specialized diagnostics, laboratory testing, permit-specific supplies, and additional or urgent visits. Membership does not include a repair warranty or unlimited service calls.
Questions about membership
How do I become a member?
Send your address, system records, and current concerns. We quote a paid enrollment inspection and provide findings before accepting the system. Required corrective work and rechecks come first. Membership starts after written acceptance, a signed agreement, and the annual or first monthly payment. This website does not activate billing.
What do I pay before joining?
The upfront enrollment inspection starts at $349 conventional or $499 small alternative, plus applicable standard travel and approved additional work. It is paid before dispatch, is separate from membership dues, and does not count as a plan visit or receive a dues credit. Payment buys the inspection and report, whether or not the system qualifies. Member benefits begin only after acceptance.
What happens if the inspection finds a problem?
We document the concern and quote any required corrective work or recheck before proceeding. Unsafe, failing, or insufficiently accessible systems are deferred until we can confirm acceptance. Existing defects and pre-enrollment work are separately billed at standard approved rates. The report describes observed conditions on the inspection date; hidden defects, system life, and future performance cannot be guaranteed. Membership does not prepay repairs.
Does every septic system need quarterly visits?
No. Conventional preventive schedules are selected for the property. Virginia’s minimum operator frequency for alternative systems up to 1,000 gallons per day is every 12 months, while higher flows require more frequent visits. The permit and maintenance manual may require additional care. Larger systems receive a custom proposal.
Is tank pumping included or discounted?
Pumping reminders and help obtaining a separate pumper quote are included. Tank pumping and disposal are separately priced and arranged with your approval. Membership labor discounts do not apply to an outside pumper’s invoice.
Will I receive emergency service?
Call 540-476-0706 for an urgent concern. Standard Protect and Complete Care receive priority for available appointments, but arrival times depend on availability, travel, and the condition of the system. After-hours or specialized dispatch requires a separate quote.
How do cancellation and renewal work?
Membership proposals cover a 12-month term. The signed agreement explains how completed visits, included travel, approved additional work, and payments are reconciled if you cancel. You can request cancellation by email or phone. Renewal requires your approval of a new quote; submitting this form does not authorize recurring charges.
Can a maintenance report be used for a home sale?
A real estate transaction inspection has a separate written scope. Tell us if a purchase, sale, or contract deadline is involved.
See Virginia’s alternative-system minimum visit schedule. Your operation permit and maintenance manual also need review.
